As the July 2025 BTO Prime Location (PLH) launch opens, many couples and families are now at the crossroads of making one of the most important choices of their lives — selecting a forever home.
Four prime sites are available: Alexandra Peaks, Alexandra Vista, Clementi Emerald, and Toa Payoh Ascent. Beyond the floor plan and location, many of my clients now ask:

In this article, I’ll share highlights from my Feng Shui audit across these four sites — based on Flying Stars, rooms, kitchen & toilet placement, and structural issues such as missing corners. Let’s dive in.

🌇 Alexandra Peaks: Strong Location, But Layout and Facing Need a Closer Look
Overall feel: A vibrant new development near the city fringe, with lots of potential — but layout choices here matter more than usual.
Facing direction: Most stacks face North-South, which in Period 9 Feng Shui may lead to slower energy flow or “stuck momentum” if not well activated.
Tecnical term in Period 9, pure North-South facing (子午向) is generally not preferred due to the 伏吟伏位 (repeating stars or stagnant energy) issue. This can lead to situations where energy feels “stuck,” and efforts may not produce expected results. For these units, Flying Star analysis may not be the most effective approach — instead, we often recommend using the Ba Zhai method (Eight Mansions) to find the most supportive layout.
✅ Positives:
- Many units have kitchens located in auspicious Fire compatible sectors (South or Southwest), which helps anchor household stability.
- Toilet drainage in favorable directions (East/Southeast) in several stacks helps reduce energy blockages.
- Higher floors with open views can help counter some of the stagnant Qi from the facing direction.
⚠️ Watch Out For:
- Missing corners in key areas like Northwest (father, wealth, authority) and Southwest (mother, maternal support, wealth stability) show up in many units.
Best for couples or young families who want a modern home but are open to making Feng Shui adjustments to optimise their energy.

🌿 Alexandra Vista: School-Side Convenience, But Energy Flow Needs Balancing
Overall feel: Community-focused, quieter than Alexandra Peaks.
Facing direction: Most stacks face North-South, which in Period 9 Feng Shui may lead to slower energy flow or “stuck momentum” if not well activated.
✅ Positives:
- Some units have great Flying Star charts for the 9th Period — especially those with good #9 and #1 star combinations in bedrooms.
- Kitchens in South or Southwest sectors are generally auspicious.
- Toilets draining to the East or Northeast are ideal.
⚠️ Watch Out For:
- Quite a few units have “Fire over Heaven Gate” configurations — kitchens in the Northwest, which can affect the male head’s finances and health.
- Multiple missing corners in key directions (Southwest, Northwest, Southeast, East), which affect family roles (mothe, father, son & daughter figures).
- Some toilets located in Northwest or center zones, weakening patriarchal strength or overall Qi.
Best for buyers open to minor layout adjustment or looking for investment value in a maturing area.

🍃 Clementi Emerald: Stable, Grounded Energy for Family Anchoring
Overall feel: Steady West-side energy with mature amenities.
Facing direction: Mixed, with both 午山子向 and 巽山乾向 orientations.
✅ Positives:
- Kitchens in the North and Southwest are good for nurturing energy, especially in homes with younger children.
- Many toilets drain toward East or Northeast, which supports health and smooth flow.
- Fewer toilet-in-center layouts compared to the Alexandra sites.
⚠️ Watch Out For:
- Kitchens located in Northwest are flagged as “Fire burning Heaven Gate” — a concern for male health and authority energy.
- Missing corners in North, Southwest, and Northwest appear in various blocks — especially impactful if you live with aging parents.
Best for families seeking a reliable energy base and multigenerational setup.

🐉 Toa Payoh Ascent: Central Calm with Quiet Strength
Overall feel: Elevated land in a mature estate that offers convenience, connection, and steady support for family life.
Facing direction: Most units enjoy balanced Qi flow “夫妇合十“, ideal for grounding and stability in Period 9.
✅ Positives:
- South-facing kitchens are common — a good match with the vibrant fire energy of this new Feng Shui cycle.
- Toilets in many units drain towards auspicious directions like the Southeast and East, helping maintain good health flow.
- Located on slightly higher terrain, units benefit from a more uplifting natural energy compared to lowland sites.
⚠️ Watch Out For:
- Toilets placed in the South or center can affect harmony or energy vitality — check the layout carefully.
- Some stacks have front doors directly facing the lift or staircase — which may lead to energetic “clashing” at the entrance.
Best for buyers who want to build legacy, raise children, or support elder care in a mature, central estate.
✨ Final Words: Don’t Just Choose by Floorplan — Choose by Energy
